Supports the Maintenance Supervisor/Director of Operations in performing maintenance duties that preserve the integrity and value of the property and guarantee a safe, well maintained facility for our customers, tenants and employees.
ESSENTIAL DUTIES AND RESPONSIBILITIES
Maintain all center equipment and vehicles according to guidelines established by the Director of Operations.
Maintain all common areas of the center, including the public restrooms and parking lots to the standards set by center management for acceptable maintenance.
Perform preventive maintenance on equipment and vehicles as directed by the Director of Operations.
Review tenant work orders daily and complete as appropriate in a timely manner.
Perform a variety of field maintenance tasks, depending upon experience and level of certification.
Perform all duties according to OSHA established health and safety standards.
Support the custodial and security staff as directed by the Director of Operations.
Interacts professionally with the public, vendors and center staff; maintains effective working relationships and works in cooperation with the management team to effectively meet departmental objectives.
Maintain a working knowledge of all safety procedures established for the center.
Insure complete working knowledge and familiarity of all center Emergency Procedures.
Maintain a safe and tidy maintenance shop making equipment and supplies are easily accessible.
Performs other duties or special projects as assigned.

EDUCATION and EXPERIENCE
High school diploma or general equivalency diploma (G.E.D.)
Five years of skilled or semi-skilled maintenance experience which must have included one year of lead experience; or an equivalent combination of education and experience sufficient to successfully perform the essential duties of the job as listed above.
College-level course work enabling incumbent to obtain job-related licenses or certificates is desirable.
CERTIFICATES and/or LICENSES
Must possess and maintain a valid driver’s license and a satisfactory driving record.
At the option of the Company, persons hired into this position may be required to either possess or obtain within specified time limits designated licenses, certificates or specialized education and training relevant to the area of assignment.
Ability to communicate and effectively interact with co-workers, managers, subordinates and the general public sufficiently to exchange or convey information and to give and receive work direction.
Ability to interpret, apply and explain complex codes, regulations and procedures.
Ability to effectively respond to issues both verbally and in writing.
Ability to motivate employees to take desired action.
Requires a high level of commitment to customer service.
Ability to prepare cost estimates and budgets and work within parameters.
Ability to identify and analyze problems with limited information, and then recommend a resolution.
Ability to interpret a variety of instructions furnished in written, oral, diagram or schedule form.
OTHER SKILLS and/or ABILITIES
Demonstrate ability to work well under pressure with a proactive approach to unusual occurrences.
Must be able to work independently and take initiative.
Requires good organizational and leadership skills, attention to detail and openness to new ideas and procedures.
Experience with MS Office applications is required.
PHYSICAL and/or MENTAL REQUIREMENTS
While performing the duties of this job, the employee must possess strength, stamina and mobility to perform heavy physical work out of doors in all weather conditions and with exposure to potentially hazardous conditions, use varied hand and power tools, drive a motor vehicle and/or forklift; lift and move materials and equipment weighing up to 90 pounds and heavier weights with the use of proper equipment; vision to read printed materials and a computer screen; and hearing and speech to communicate in person and over the telephone and/or radio.
